Why Renovate or add on to your home?
Did you know it may be cheeper to renovate than to build new. How? you might ask. With the new BC building (step code) that is slowly being implemented each year with the goal of building net zero energy ready homes by 2032. This step code is coming at a cost to home owners with the mandatory use of an energy advisor and upgrades to mechanical systems, and insulation values which may include having to use exterior insulation, spray foam walls, and use higher end windows and doors. Because most renovations have 25% or more of the original structure above the foundation remaining, or less than 75% of the reconstructed home is new. This means it doesn't require home warranty so it doesn't require the use of an energy advisor and is currently excluded from some the step code requirements. However eventually that may change in the near future.
